When purchasing or selling a property as your sole residence, the sale is zero rated for VAT.
HMRC operate the DIY Housebuilders Scheme to reclaim VAT on the building materials and labour to put house builders on an equal footing when it comes to VAT.
Important - Incorrectly charged VAT cannot be reclaimed from HMRC.

Following appointment we will send you the relevant Information Pack which also has lots of hints and tips.
We issue the VAT exception Certificates free of charge to our Clients.
We are available for advise via phone, email or via Zoom appointment should you have any query.
We take receipt of your invoices at regular intervals to ensure that your claim is ready when your build is finished.
We cross reference your delivery notes, invoices and statements to ensure you are not missing invoices therefore maximising your claim.
We ensure you are charged the correct VAT during the build and inform you of any discrepancies.
We present your claim in a clear and standard format to minimize any potential problems with HMRC.
We prepare form VAT 431Nb or VAT431C which ever is relevant for your signature and submission.
Advise on any information if required by HMRC following submission.
We offer Clients two price levels.
Whole Build
For Clients who undertake the build themselves there is no limit to the number of invoices that can be included in your Claim for our Whole Build fixed fee charge of £495.
Finishing Off
Self-builders may use the various trades to carry out works to watertight stage and beyond and then finish off the property themselves. We offer our Finishing Off Service for Clients with up to 75 invoices for £230.
